Buying a home in the Greater Toronto Area is an exciting milestone, but it can also feel overwhelming. This guide breaks the whole journey into simple steps so you can move forward with confidence, knowing I’m here to help at every stage.
Step 1
Start with real estate research
Where do you see yourself living? A condo in downtown Toronto, a townhome in Mississauga, or a detached house in Oakville? Decide which features are non-negotiable and which you could compromise on. Explore neighbourhoods, watch prices, and get a feel for what’s available, it’s the best way to feel prepared when it’s time to move.
Step 2
Consider your home-buying budget
Most people ask “What will the bank lend me?”, but a better question is “What am I comfortable spending?” Before applying for a mortgage, map out your full monthly budget. Step 3
Get pre-approved for a mortgage
A pre-approval confirms how much you can borrow and locks in a rate for 90 to 120 days. It sets a realistic budget and makes your offer far stronger when the right home appears. I can connect you with trusted mortgage professionals if you don’t already have one.

Step 4
Partner with a great agent
This is where I come in. I’ll set up a tailored search, get you into showings quickly, and read each neighbourhood’s pricing so you never overpay. You get honest advice, sharp negotiation, and someone who treats your move as if it were his own.
Step 5
Search and view homes
We’ll tour homes that fit your list and compare them honestly, the good, the bad, and everything the listing photos never show. I’ll help you weigh trade-offs so you can move decisively when you find the one.
Step 6
Make a strong offer
When we find the right home, we’ll build an offer with the right price and the right conditions, financing, inspection, and a status certificate for condos, to protect you. Then I negotiate hard on your behalf.
Step 7
Close and get your keys
Your lawyer and lender handle the closing. You’ll do a final walkthrough, transfer your funds, and on closing day the keys are yours. Most closings run 30 to 90 days from the accepted offer, and I’m with you the whole way.
