The First-Time Buyer’s Guide to the Greater Toronto Area

Buying your first home in the Greater Toronto Area can feel overwhelming, the prices, the paperwork, the competition. It doesn’t have to. This guide walks through the whole journey in plain language, so you know exactly what to expect before you start.

1. Know what you can actually afford

Before you look at a single listing, get a mortgage pre-approval. A lender or mortgage broker will confirm how much you can borrow and lock in a rate for 90 to 120 days. This does two things: it sets a realistic budget, and it makes your offer far stronger when you find the right place.

As a rule of thumb, budget for your mortgage payment, property taxes, utilities, and condo fees (if any) to stay comfortable month to month.

2. The down payment

In Canada the minimum down payment depends on price:

  • 5% on the first $500,000
  • 10% on the portion from $500,000 to $1,500,000
  • 20% on homes of $1,500,000 or more

If you put down less than 20%, you’ll pay mortgage default insurance (CMHC), which is added to your mortgage. It’s a normal part of buying your first home, not a penalty.

3. Closing costs people forget

Beyond the down payment, set aside roughly 1.5% to 4% of the purchase price for closing costs. In the GTA the big ones are:

  • Land Transfer Tax, Ontario charges it province-wide; buyers within the City of Toronto pay a second municipal land transfer tax on top.
  • Legal fees for your real estate lawyer.
  • Title insurance, a home inspection, and any adjustments (prepaid taxes/utilities).

4. First-time buyer perks

As a first-time buyer you may qualify for real savings, including the Ontario Land Transfer Tax refund and the Toronto Land Transfer Tax rebate, plus the federal First Home Savings Account (FHSA) and the RRSP Home Buyers’ Plan. These change from time to time, I’ll help you confirm what currently applies to your situation.

5. The search, and the offer

This is where a local agent earns their keep. I’ll set up a tailored search, get you into showings quickly, and read each neighbourhood’s pricing so you don’t overpay. When we find the one, we’ll build an offer with the right price and the right conditions (financing, inspection, status certificate for condos) to protect you.

6. From accepted offer to keys

Once your offer is accepted, your lawyer and lender handle the closing. You’ll do a final walkthrough, transfer your down payment and closing funds, and on closing day the keys are yours. Most closings run 30 to 90 days from the accepted offer.
